Why Termites Are a Different Kind of Problem

Most pests make themselves known — you see them, you hear them, you find the droppings. Termites don't. They feed inside the wood, behind stucco, and under the slab, often for years before anything visible shows up on the surface. By the time a homeowner notices a soft spot or a mud tube, the colony has usually been established for a long time.

Arizona's climate and soil conditions make subterranean termites a year-round concern rather than a seasonal one. They need moisture and wood, and most properties provide both somewhere — irrigation lines, roof leaks, wood-to-ground contact, or landscaping piled against the foundation.

That's why an inspection matters more than a treatment here. Finding out whether you have active termites, where they're entering, and what needs to be corrected is the only way to know whether you're looking at a real problem or just conditions that could attract one.

Signs Worth Calling About

  • Mud tubes along the foundation, block walls, or pier supports
  • Wood that sounds hollow or gives when you press on it
  • Discarded wings near windows, doors or light fixtures
  • Bubbling or uneven paint that looks like water damage
  • Cracked or sagging door and window frames that no longer close
  • Damage found when buying, selling, or renovating a property
